Another thing I noticed is that on Redfin, all the comparable houses to ours are clearly staged. So I don't want to not do staging, and then buyers are used to looking at staged houses and they come to mine and it looks "off" compared to the others they've toured.
I had to sell my mom’s house after she died unexpectedly. We did an estate sale and all her furniture was gone, then we had a stager come in and only do some rooms: living, dining, kitchen, and master. It was such different taste than my mom’s and so weird. But the house sold in two days so I’m a fan.
Also meant to comment on your moving announcement post. You’re doing the right thing moving to be near family and help. As hard as it is. As much as they might drive you bananas. Still the right thing.
Staging works! Frequent home buyer and seller here. Ideally the buyer should be able to look past the furniture (and wall color etc), but in reality, people have a hard time doing that. You don't HAVE to do it, but since you want to sell fast- you should. Not what you wanted to hear, but think of it this way: after you get the signed offer, you can un-stage the house!
Yes, to staging. Realtor did this for us when we had to sell our home in town of Clifton, VA DC suburbs. We had already moved, and needed to sell— it worked!
We had staging done to sell a townhouse, and they made it look like an Instagram fantasy land - in a good way. Totally unrealistic for actual living but it looked very pretty and helped the quick sale. We had moved all our big stuff into storage and stuffed the rest into closets. Then moved back the essentials only to live there before move-out day, which was not ideal but tolerable. Bonus is it gave us a head start on packing up!
Beauty of a house! I have a clothing chair and would be PISSED if it had to go away...red shoes I recently bought were Flabelus Mary Janes....good luck with everything the future holds for you!

In the experience of many of my friends ... yes, staging totally works. I'm so sorry! It would drive me insane as well.
Just adding my 2 cents that STAGING WORKS! It can create a fantasy land of what your house can look like.

I self-staged my house with the help of my realtor, and it was so pretty. I still have pictures to remind me!
